Silver Lake New Construction: SFR + ADU

Los Angeles, CA

On a hillside lot in Silver Lake, our clients set out to build more than a house — a primary residence and a detached ADU that could grow with their family while giving them the flexibility of a second, income-generating home. Bayview Construction took the project from bare framing to move-in ready, building both structures side by side and giving each its own character, from a custom spiral staircase and floating stair details in the main house to a fully independent HVAC, electrical, and fire-safety system in the ADU. The result is two homes on one lot, built to last and ready to live in.

Scope of work

Structure & Envelope

  • Full framing, main house + ADU

  • New sewer lines and plumbing rough-in (18 fixtures total)

  • Spray foam + fiberglass batt insulation, R-30 to R-38 building envelope

  • Drywall throughout

Systems

  • Zoned Mitsubishi mini-split HVAC (3 units across both residences)

  • Full electrical service upgrade — dual meters, subpanels, 60+ fixtures/devices

  • Residential fire sprinkler system (NFPA 13D), separate systems for house and ADU

  • 2 kW rooftop solar PV system with panel-level monitoring

  • EV charger circuit

Exterior

  • Lifetime dimensional shingle roof with metal drip edge, plus torch-applied flat roof section

  • Wood siding (~2,250 SF combined)

  • Aluminum railing system, custom floating stair hardware

  • Taylor Brothers windows and doors package

  • Roll-up garage door

Interior Finishes

  • Custom and stock cabinetry, kitchens and baths

  • Fabricated stone countertops

  • Tile showers, floor and wall tile

  • Wide-plank flooring with polished concrete accents

  • Custom spiral staircase

  • Extensive finish carpentry — built-in shelving, plywood ceilings, ornamental slat feature walls

  • Interior and exterior paint, including wood sealer

Site & Landscape

  • Stone-paved hardscape (~600 SF) with poured concrete stairs and landings

  • Low-impact-development drainage system with recovery tanks

  • New fencing, telescoping driveway gate, entry gate

  • Spa deck

  • Curb, sidewalk, and driveway apron repairs (public right-of-way)
